Grand Terrace is strategically located between the cities of San Bernardino and Riverside along the I-215. This community of approximately 14,000 is known for its peaceful atmosphere, beautiful neighborhoods, high level of community services and its citizens recreational involvement. Called the Blue Mountain City, it sits on a plateau providing a scenic vista of the fast-growing Inland Empire.
Grand Terrace has the Inland Empire's lowest per capita crime rate, a large Citizen Patrol and Neighborhood Watch. There are one private and two public elementary schools and a middle school, plus a city-run, state certified child care facility. The city has the Inland Empire's seventh highest median income and a highly skilled labor force, 60% of whom have college degrees. The University of Redlands, Cal State San Bernardino, University of California Riverside and Loma Linda University are just minutes away.
Grand Terrace has forty acres of redevelopment area previously owned by Southern California Edison Company, and is on its way to develop a high tech business park and expand its hub for "end users" construction materials, sales and supply companies.
In order to reverse a significant leakage of local sales tax revenues, strategies are being put in place to proactively market the thirty acres of undeveloped freeway frontage. This is a perfect area for RV's, Boat dealers, personal watercraft, motorcycles, specialty sporting goods and high volume restaurants.
Grand Terrace wants to enhance its unique characteristics and create an active "Village Type" of downtown with a public plaza and mixed use development. "We are now looking for a good anchor tenant. Our retail base has been expanding rapidly in the specialty goods area. For instance, Mr. TV Video is ranked 41st out of 700 of Mitsubishi's nationwide electronic dealers."
